THE PROCESS
When you choose LEAM Design+Build, your home will be designed and constructed using an integrated process that is responsive to your needs as a homeowner and cuts down on construction time and costs.
STAGE 1
Schematic Design Development
During Schematic Design Development, LEAM Design + Build works with you to determine the design requirements that will suit your home's needs. We will measure the site and any existing structures, develop initial floor plans and propose a project budget.
STAGE 2
Design Development
During Design Development, LEAM Design + Build develops the floor plans, elevations, ceiling plans, cross sections and section details of all parts of your project in greater detail. We will work with you to refine the exterior material palette and interior finishes. After you have made your finish selections, we will provide an updated project budget.
STAGE 3
Construction Document Development
During the Construction Document Development stage, LEAM Design + Build produces the construction documents necessary to receive required permits. These documents can also be used to produce a final pricing assessment.
STAGE 4 (OPTION A)
Construction Administration
With the Construction Administration option, LEAM Design + Build will review and process change requests and change orders, assist you in preparing a punch list, and help with reviewing project close out documents. If you choose this option, you will need to identify a construction management firm to identify subcontractors, coordinate their work, and perform regular site visits.
STAGE 4 (OPTION B)
Construction Management
With the Construction Management option, LEAM Design + Build will manage and supervise the construction process. We will obtain quotes from subcontractors, and coordinate with them daily to ensure the project stays on schedule and within budget. With this option, you will act as the General Contractor, overseeing final decisions.
